New Construction Building Phases

Phase 1

Pre-Design Research:

Meet with clients to discuss their vision and clearly define their objectives. Analyze site locations and condition. Research local and government regulations. Establish architectural and/or design style.

Preliminary Design:

Set meeting with designer or work with clients own. Review conceptual drawings. Study cost effective designs solutions.

Construction Budget:

Discuss preliminary specifications. Establish line item budget. Review value engineering options.

Phase 2

Design Development:

Focus on interior and/or exterior architectural and design details. Research customer material options, products and accessories.

Budget Development:

Review bids and estimates with clients to develop a construction budget and continue to analyze throughout the entire project.

Permit Processing:

Coordinate with the city, architect and consultants to handle entire permitting process.

Phase 3

Pre-Construction:

Secure all insurance requirements. Submit early purchase orders.

Construction Schedule Development & Maintained:

Develop a preliminary construction schedule and continue to maintain and update in the event of delays and advancement. Using Turbo Project, create Gantt chart for in-depth time analyses.

Mobilization:

Execute all mobilization needed, including the delivery of perimeter fencing and installation of temporary services and utilities.

Project Supervision:

Regular on site supervision of all construction and subcontractor work. Ensure required inspections and quality control.

Accounting and Bookkeeping:

Maintain accurate accounting for project

Project & Financial updates:

Provide comprehensive updates to owner. Update consist of project overview, update schedule, budget, current financial statements, copies of all invoices & change orders.

Phase 4

Post Construction:

Execute warranty. Home maintenance.
